It is crucial that new building is supported in the United Kingdom if it is to succeed in the future.

System overhaul

FP Property Services (FPPS) decided that their current information technology system was not able to provide comprehensive financial information and the company has now bought a new IT business system which runs Windows 3.1 for Workgroups at a cost of 150,000 pounds sterling. Oasis, a management consultant company, was hired to identify FPPS's business objectives and clarify its business and management strategies. The new IT system has meant that FPPS is more focused and is more able to make sound investment decisions.

Property managers in the UK face serious problems when tenants fail to pay service charges. The Housing Act 1996 has greatly limited the landlord's ability to take forfeiture action to recover unpaid service charges, and the property manager may have to resort to asking the landlord client for a loan to the service charge fund. It is vital that the property manager takes action to avoid such a situation arising, ensuring that all expenditure is incurred within the terms of the lease.
