Some property experts predict more speculative development may be initiated in response to a shortage of industrial properties in Dublin, Republic of Ireland. Most new construction has been on smaller sized industrial units due to a limited supply of large areas of land for development. The amount of vacant industrial buildings space has fallen by 20% since Jun 1998. Some large warehouse buildings on the Magna Park, which are not due to be finished to summer 1999, have some interested customers. Some 2.6 million sq ft of space had been taken up between Jan- Nov 1998.

Demand for industrial buildings in Dublin, Ireland, is very buoyant. Tenants seem to prefer new buildings particularly those with offices. Some industrial space is being remodelled as office space, which has increased the likelihood of there being insufficient industrial space in the future. There are several speculative schemes underway. Rents are achieving 8 Irish pounds per sq ft increasing from 6 Irish pounds per sq ft. The Industrial Development Authority is planning to dispose of 85 million pounds sterling worth of buildings from it portfolio.

Business pays the price of inaction
Article Abstract:
The East Midlands, England, industrial property market has failed to respond to the increasing demand for buildings, due to the upturn in the UK economy. Demand for warehouses and industrial buildings, particularly those around 20,000 sq ft, has not been met. Little speculative building has gone ahead. Buildings of an inferior quality are available but they are unpopular with prospective occupiers. More speculative building will also release good condition secondhand property onto the market.
