The retail market in Leeds is strong, with rents increasing particularly for some areas where they have reached 250 pounds sterling per sq ft. The leisure market is also fairly buoyant although there are concerns rents have been to high for leisure operators to sustain.

Shortage of retail space in out-of-town developments is causing rents to rise, with some rents achieving 20 pounds sterling per sq ft. There is also a strong demand for larger retail space in the centre of the city. Rents in the city centre remain lower than in other cites which has helped to increase its popularity. The Leeds Shopping Plaza and Briggate have already been refurbished. Architects are undertaking an investigation into how the Burton and Trinity arcades could be renovated. They were purchased by USS for 24.2 million pounds sterling, in Sept 1998.
