The city of Leeds, England, saw only 19,131 sq mt of modern office space taken up in 1995. However, a number of new office developments are now being undertaken, even though there is already 22,009 sq mt of completed new space on the market. It is widely stated that there is a lack of supply of new space, but potential occupiers are not confident enough to actually agree a deal. Furthermore, all the existing new space is in fringe locations.

Demand patterns in Manchester's core office building sector are undergoing a number of changes. There are three new schemes currently being built in the prime core area, but this area is small and is valued more for the prestige of its address than for its inherent qualities. Some observers believe that latest developments could lead to an expansion of the core office sector.
