They welcome the opportunity to exert control over the development process and to ensure that their specific requirements are met. Furthermore, developing their own office space is cost-effective, as they do not need to make any payment to a developer. These companies have not yet been developing more space than they require for their own purposes and then letting the surplus, but agents believe that this trend could emerge.

It is hoped the development of new retail space for Waitrose and Gap will bring more middle class customers to Staines, Surrey, England. A leisure facility is also planned for the same site. Some local property agents point out Egham, Surrey, can offer good road links and is located near Heathrow airport. The office market in Egham has the same status as Staines nearby since the arrival of BMC which moved into the Integra building. Previously it had been seen as a secondary site to Staines.

A City Centre Taskforce has been set up to help find ways of improving the centre of Hull, England. The regeneration of the riverfront area in Hull includes an new attraction called The Deep, which local agents hope will become a popular tourist destination. The old post office building and the Ferensway site are due redevelopment. Rents for out of town office units have reached 12 pounds sterling per sq ft. The city is also becoming a more attractive location for call centre operators.
