Article Abstract:
Direct mail concern Lexicon had very specific requirements when seeking a building in which it could bring together the activities of four separate sites. It eventually purchased a building on the Dockfield Industrial Estate in Shipley, England, which offers 5,202 sq mt of industrial/storage space and 1,115 sq mt of office space. The building is located seven miles from the nearest motorway, which is a disadvantage, but is attractive, thus serving to boost Lexicon's image.

The retail and leisure property markets in the North Staffordshire region of the UK is thriving, partly due to garden festivals and other events during the 1980s, which attracted developer interest to the region. The commercial property sector in Hanley is experiencing a quiet period, now that major users have relocated to the Festival Park mixed-development site. However, this relocation has left a large amount of space available in the town centre.
