The major high-prestige companies in the UK often use property companies such as HQ Business Centres and Regus to design and fit out their new buildings. Regus Managing Director Mark Dixon states that fitting out a business centre costs up to 1 million pounds sterling and will include the latest technological equipment. The management of HQ and Regus point out that they mainly work for corporate companies and that despite the cost of their business centres clients are able to reduce their overall expenditure.

The office property market in Dublin, Ireland, has experienced a dramatic revival over recent years. The office vacancy rate has fallen to between 3% and 4%, the lowest level since the late 1970s, and it is now becoming extremely difficult to find brand new office accommodation. Take-up is predicted at 60,385 sq mt in 1997, from the record level of 120,770 sq mt in 1996. However, developers have not seemed very eager to begin new projects, even on centrally-located sites.

Demand for office space in South Wales is low. Developments are taking place in Cardiff, but take-up will be low, as there is over 700,000 sq ft of secondhand space already on the market. Demand for offices in the town centre of Newport is small and comes from quangos. There is a glut of unlet offices in Swansea.
