Article Abstract:
The UK government has reduced the standard income tax rate and reduced taxation on savings. Borrowing is cheaper,and this should help the housing market. But the Housing Bill creates problems for landlords seeking to sell their property since it will be a criminal offense not to let leaseholders have first right of refusal. This gives too much power to tenants taking legal action. The British Property Federation opposes the bill, which has not been passed as a law.

BPF criticises Housing Bill's new amendments
Article Abstract:
The British Property Federation (BPF) is concerned about planned legislation to allow leaseholders to buy freeholds of buildings they occupy. The BPF is concerned about a number of issues including a rise in the threshold of commercial space above which tenants cannot buy freehold, to 25% from 10%. The plan to give lessees a statutory right to select managers or manage themselves also concerns the BPF. The Bill will be studied by the House of Commons in April 1996.

Are landlords to give up their right to forfeit?
Article Abstract:
Legislation covering landlord and tenant relations in the UK is complex and confusing. This applies to forfeit when a landlord in effect ends the lease of a tenant by reoccupying the property or by using legal action. The situation is complex with regard for commercial leases where different legislation may be applied including 1852 Common Law and the 1925 Law of Property Act. There is other legislation which can be used, and this can cause delays for landlords.
