UK commercial property insurance rates are dictated by several factors, including the risk of terrorism, the surge in computer theft and changes in how firms operate and how they process data. The rising number of claims for occupational illnesses such as repetitive strain injury is also having an impact on premiums. However, the UK commercial property insurance market is currently very competitive, and in some cases this is leading to large reductions in rates. Another new issue for insurers is the growth in homeworking and 'hot-desking'.

The rising cost of insurance on commercial buildings means that both landlords and tenants are now scrutinising their insurance arrangements more closely. Insurance premiums have risen by up to 400% in recent years, largely due to the fact that terrorism insurance must now be bought: before 1993, such insurance was provided free. One potential area of dispute between landlord and tenant is the sum insured value adopted by the landlord.
