Highbridge Properties are attempting to speculatively develop a 75,000 sq ft call centre in North Tyneside, England. They hope to offer occupiers a flexible building. Most developers prefer to prelet call centre developments because the needs of call centre operators can be very diverse and funding difficult to obtain without a client for the finished building. Call centre operators look for a good supply of workers in the vicinity of their offices. A call centre building should be suitable for up to 500 employees, be pleasant to work in and offer other facilities, such as a restaurant.

Call centre operators have several specific requirements from the locations and buildings where they choose to set up an operation. Few call centres are built speculatively. The size and style of building will depend on the operational needs of the company. Call centre operators chose to be located in areas where there is a good supply of employees. The buildings must have good parking facilities, easy access and be secure. Leeds, England, has 35 call centre operations whilst in Scotland 10,000 workers are employed in call centres.

Property agents, operating in the UK, must be more prepared to serve the thriving call sector market. Call centre operators are often looking for buildings they can use almost immediately, with good facilities for their staff. Some industry experts point out due to the nature of their business call centres are able to move anywhere in Europe or the UK. Call centres need a good supply of staff and many favour buildings of around 30,000-40,000 sq ft. Leeds, Yorkshire, England, has 13 call centres with 100-200 or more staff.
