No room in the town

Occupiers of office accommodation in Cheshunt are being forced to make difficult decision because of the lack of suitable accommodation and development sites in the town. Tesco, for example, is now planning to move some of the staff from its headquarters in Cheshunt to another location. The situation has not been helped by new plans for Canada Fields, 26 acres of undeveloped land in the town which now looks set to be used for retail and leisure development, rather than office or industrial space. The local council believes that there is sufficient land available elsewhere to meet demand for office and industrial space.

There have been mixed fortunes for the office property market in the centre of Manchester, England. Some observers believe that there are too few potential occupiers, and give this as the reason for the failure to find occupiers for three major office buildings which were completed in the city in 1996. This means that there could be similar problems for The Observatory, a 5,110 sq mt scheme under construction by AMEC and due for completion in summer 1997. A key problem is competition for occupiers between Greater Manchester and the city centre.

Growing up and growing outwards
Article Abstract:
The inner ring road in Birmingham, England, has since the late 1950s contained the city's central business district, and its presence has prevented the district from expanding. Agents report that city centre occupiers are still unwilling to move outside this area, but they believe that this situation could change with Argent's Brindleyplace development, situated to the west of the city. Already, conceptions of the area are starting to change.
