Investment in the UK leisure industry can be profitable but investors should choose carefully and concentrate on areas such as public houses, large cinemas, night clubs and restaurants, particularly those within one site. Many customers will use several of the facilities in one evening. Property investors should look to the industry as an investment opportunity because they offer long leases and yields of about 7%. Property agents support the increasing popularity of property investment in leisure, with 210 million pounds sterling being invested in 12 new schemes during Autumn 1997.

Winds of change
Article Abstract:
The development of the York Science Park on the outskirts of York, England, has encouraged other scientific enterprises to move to the area, such as the Smith and Nephew Group research centre. The York Business Park will include a variety of commercial outlets including a petrol station, restaurants and offices. Some speculative office building has been constructed in York although access to the city centre can be difficult. Retail development is growing with the 4 million pounds sterling refurbishment of the Daveygate centre and the expansion of the Coppergate shopping centre.

Humberside nets a bigger catch
Article Abstract:
The docklands area in Hull, England, are undergoing a revival with several major companies moving into the area. It is predicted that 30 million pounds sterling will be spent on renovating the River Hull corridor. It is also anticipated that improvements to the Hedon Road will go ahead. High quality offices remain at a premium in the city centre whilst there is an oversupply of buildings in the secondary market. Industrial development outside the docklands has yet to gain momentum. Retail development on the outskirts of town may reduce takings from shops in the centre the city.
