The M40 makes such towns an accessible and convenient distribution location. The region may also benefit from the West Midlands' buoyant automotive industry, by attracting automotive component suppliers to supply just-in-time to leading carmakers.

Rental growth in the UK office property market since 1995 has not lived to the expectations of some analysts, but there are some grounds for optimism. There is a gradual decline in incentives and in lease lengths rather than a significant rise in headline rents, while transactions volumes have risen. There is a general lack of available high quality offices, but the shortage is not yet marked enough for much speculative development to take place.
