Demand for office space throughout the United Kingdom is variable, with plenty of availability in Glasgow, Scotland, whilst in the Thames Valley, England, there is a limited supply. The office market in Leeds, England, is steady, with demand balanced by supply. Some speculative building is taking place in Birmingham, England. In the rest of the UK few speculative development projects are going ahead due to banks being reluctant to grant more than between 50-75% of the costs. Some industry experts suggest the demand may have increased but there is little depth in the overall market.

A new development planned for a 20 acre site in the centre of Cheltenham, Gloucestershire, England, will increase the retail facilities in the area. Prime rents are around 85-90 pounds sterling per sq ft. The shopping centres are almost fully let, with some well known retailers changing the size of their units. The market for office space has been affected by the closure of several large offices, such as the 66,000 sq ft Rosehill building. Local agents suggest that some of the larger buildings will not be able to find an occupier to take the whole building.
