Local agents report there is a large demand for industrial and commercial space in Telford, Staffordshire, but speculative developments are rare. Telford has been a particularly attractive area for companies from the Far East who wish to invest in the UK. They are still attracted to the greenfield sites in the area but are concerned the low unemployment levels of 3.1%, may lead to a skills shortage. Two call-centre operations have moved into the town despite the supposed lack of available workers. Office space in the town centre has been reduced greatly since Nov 1997.

Approaching terminal velocity
Article Abstract:
The proposed construction of Terminal 5 (T5) at Heathrow Airport, London, England, has increased demand for industrial sites and office buildings not only in the vicinity of the airport but in areas nearby. It has been predicted towns, such as Slough and Egham, will become more attractive as they are located within fives miles of the new terminal. Plans to widen the M25 near the site of T5 and improve the rail network in the area will also enhance its popularity with prospective occupiers. Some 191,600 people were employed in work linked to the airport, in 1992-93.

Article Abstract:
The area around Heathrow Airport, England, is becoming very popular, with some 95% of sites, within one mile of the airport, are taken by businesses connected with the airport. Demand for office space is buoyant, with rents achieving 30 pounds per sq ft and only 8% of stock is vacant. The 2.2 million sq ft Stockley Park Development has only 235,000 sq ft of empty space. Industrial property is also at a premium, with rents reaching 10 pounds sterling per sq ft. It has been predicted that an additional 2.15 million sq ft of space will be needed by 1999.
