There has been a sharp rise in demand for office property in the UK, but tender prices for office construction have not risen by a similar level. It is possible that construction costs will rise, but there are a number of factors making it likely that they will not. These include the fact that construction materials prices remained stable in 1997 and that contractors' margins have not risen very much. Many observers feel that the building tender market is becoming increasingly difficult to predict.
