High levels of cooperation have built up between agents, occupiers and landlords along the M4. The region saw high levels of unoccupied buildings during the recession, and still suffers from a lack of occupier demand. However, it offers excellent communications links, and deals which are agreed tend to go very smoothly. Developers are prepared to make compromises because of weak demand, but occupiers must not think that everything is necessarily operating in their favour.

South Wales has an extremely healthy retail and leisure industry with top retail sites demanding between 100 and 150 pounds sterling per square foot. Retail and leisure sites in towns such as Cardiff, Newport, Swansea and Barry have been facelifted since 1994 following a huge investment in building developments. Demand is just off saturation point, which is considered ideal because only the best businesses can now afford to rent the locations.
