Kean Seager, independent financial adviser and managing director at Whitechurch Securities, and Cherry Dodd, senior independent financial adviser at Bradford and Bingley Building Societies, were among a number of financial advisers requested by the Independent newspaper at the beginning of 1997 to recommend investments for a range of notional situations. Dodd recommended GT's Income Fund, Credit Suisse's Income Fund and Morgan Grenfell's UK Equity Income Fund. Seager recommended an M and G Corporate Bond PEP, the Credit Suisse Income Fund and NPI's With Profits Fund.

The main types are fixed interest securities such as bonds or gilts, equities, cash and property. The fund's actuaries control how various asset classes are determined on a day-to-day basis, constructing a portfolio to reflect the fund's liabilities. This carefully calculated approach ensures that with-profits funds generally deliver high returns.

It is becoming increasingly common in the UK for people to be attracted to a second property as a form of investment. This trend is being boosted by strong demand for rental property. Investors should be aware that, although average gross residential yields seem to be high, there are substantial costs associated with owning a property. It will be necessary to pay an agent to take care of the property, and substantial problems can arise if tenants fail to pay the rent.
