Some developers have been constructing speculative industrial buildings in response to the increasing demand. Property agents point out rents have risen from 4.50 pounds sterling to 5.00 pounds sterling per sq ft within one year. Some observers suggest the size of the units is the main problem of new developments which have not been let. Units sized between 20,000-100,000 sq ft are less popular. Others point out developers should always think of their prospective tenant before starting work. Whilst some developers prefer to prelet buildings others buy land to see how the market develops.

Pushing back the boundaries

The commercial and industrial property market in Burton upon Trent, England, is experiencing renewed confidence and there is a shortage of good quality space in most sectors. Brewing continues to dominate the town's industry, supporting local industrial and office markets. Future development will only be possible on edge-of-town sites. There is little speculative development and no sizeable offices are immediately available.
