Article Abstract:
Real estate lenders and investors can anticipate the risk associated with land contamination to weigh it against sale price estimation. Lands with environmental risks are usually those vacated by commercial or industrial buildings. To deal with them, important considerations include knowing kinds of contaminants, related agency, and costs and timing of remediation plan. The contamination, further, can be analyzed via mortgage-equity analysis which takes account of cash flow effects, value and corresponding growth rate.

Statutory nusances: what are the powers of a local authority to deal with nuisances occurring on land in its locality?
Article Abstract:
The powers of local authorities to deal with statutory nuisances are similar to the powers used to deal with breaches of planning control. Generally the person responsible has not committed a criminal offence until served with a statutory notice which is then contravened. Some nuisances may amount to public nuisance such as obstructing the public highway, selling infected food, or picketing business premises.
