The grants system is set to have an effect on property development in north Wales. Some areas will become more eligible for grant aid, but Wrexham, Wales, and Deeside, Wales, could be negatively affected. Wrexham is traditionally the strongest retail market in north Wales. Here, the opening of Henblas Square and Island Green has attracted more shoppers. Premium payments have been introduced, reflecting the strength of Wrexham's retail market. In Bangor, Wales, Arcadia Group has signed a deal that has created a new rental level of 50 pounds sterling to 55 pounds sterling per sq ft for zone A space.

Fresh approach to life of city

Efforts are being made to take a more proactive approach to property development in Winchester, England. Recent developments in the city include the decision by Waterstones to take a 557 sq mt unit in Brooks shopping centre and the decision by Beales department store to lease additional space. Perbury Group has obtained planning permission for the Winchester House speculative office development, while Phil Hutchinson is constructing 3,098 sq mt of industrial space in three units on the Sun Valley Business Park.

There are plans to make considerable improvements to the centre of Coventry, England, with funding to be sought from the Millennium Commission. Some local agents believe that an ambitious project will not go ahead, but welcome this indication of renewed confidence in the city's property market.
