The market for industrial investment is changing and traditional, multi-let industrial estates are regaining popularity over the low-yielding, modern distribution centres. The yield from industrial property has fallen since 1994 and has performed below both retail and office property. The Thorp Arch Trading Estate in Yorkshire is one example of a multi-let estate that has been acquired by a joint venture between Rutland Management and Hanover Property Unit Trust for more than 1 million pounds sterling.

The man with the Midas touch

Horsham Properties has become one of the few developers to establish successful operations in the former east Germany. It has been responsible for Brandenburg Park, the most successful business park in Berlin, Germany. It has had to invest 150 million German marks in infrastructure to date, but the owner-occupiers of the site have paid out 300 million German marks. The company is now looking at other sites in central Europe.
