There is likely to be very strong competition among UK leisure industry operators in 1997 for the most attractive sites. There is particular interest in acquiring prime retail outlets, especially as new players enter the sector. Most brewery and pub companies will continue to seek quality out of town sites, and regional brewers will be very keen to purchase existing businesses. The improvements in the leasehold assignments market seen in 1996 will continue into 1997.

Family outings: the family pub market is booming, but with site values and development costs rising, can growth be sustained?

The market for family pubs in the UK has grown over the past 10 years, with most national brewers involved in the market. Regional brewers are also developing facilities for the market. Site values for such pubs are increasing and overall development costs can be between 1.2 million to 2.5 million pounds sterling. Most family pubs have a designated family area and are non smoking. They usually offer special children's menus and dedicated children's play areas.

Pub sprawl
Article Abstract:
The UK public house market has been suffering a downturn although for companies selling groups of tenanted pubs there has been a great deal of interest. Some of the larger companies have faced declining profits due to reduced business during the summer of 1998. They have also be suffering from oversaturation of the market in some town centre locations. The development of pubs offering cheaper food and facilities for all the family have been more successful.
